Colorado's real estate is setting records, as older homes sell in days and newer ones are hard to find. To make selling easier, ReMax Professionals is offering potential sellers a chance to purchase a new home right away, as soon as they find it, even before their older house goes up for sale.
Denver, CO (OPENPRESS) As sellers in Colorado gain new confidence in the market following the height of the Covid-19 crisis, Denver's third-largest brokerage is offering its homeowner clients a chance to purchase a new home right away, as soon as they find it, and before their older house goes up for sale.
"For sellers, who are seeing great opportunities to sell their older homes now, the uncertainty is always whether they'll be able to find a new home at the right price, with the right timing," says Brad Whitehouse, broker/owner of RE/MAX Professionals, with nine Denver area offices.
"With our new Knock Home Swap program, we're taking what's been an obstacle to potential sellers and turning it into an opportunity," Whitehouse adds. "When you find the new home you want, you can purchase it immediately, then move into it, before your older home is readied for sale."
Knock Home Swap provides sellers with assistance in making the down payment on the new house, arranged in concert with a competitive mortgage on the home. RE/MAX Professionals is offering the program in concert with Knock, a lending entity launched in 2015 by the founding team members of Trulia.com, which has raised more than $600 million from major investors to provide that assistance.
According to Whitehouse, Knock Home Swap represents a growing confidence in Colorado's housing market. "It's one of the more surprising consequences of the Covid-19 crisis," Whitehouse adds. "Some major investors are looking at opportunities in the wake of the virus emergency and are seeing residential here as a safer place to be."
"Along with extremely low interest rates, it's another boon to homeowners this season," Whitehouse notes.
Among the benefits that experienced homeowners can appreciate is being able to prep a home for sale without the rush they usually face when they're ready to buy something new. "Being able to stage your older home and make a few improvements before marketing it is a huge advantage today, when many buyers are looking for something turnkey, not involving a lot of projects," Whitehouse says.
A Knock Home Swap loan can include up to $25,000 for prep and repairs on the old house. Knock provides an approved contractor network; manages the payment of client-approved bills upon completion; and if necessary, provides a backup offer on the old house if it hangs on the market something unlikely in the current market, Whitehouse notes.
Knock is headquartered in New York and San Francisco. Denver will be an expansion market for the program, joining Atlanta, Charlotte, Dallas/Fort Worth, Phoenix and Raleigh-Durham as locations offering the program.
